Please note:
- Villa A&B is accessible via stairs and requires approximately 20 to 25 steps to reach the entrance.
Location
Located in Nainital, the property is set in a peaceful and scenic hillside area, very close to the renowned Neem Karoli Baba Ashram, making it ideal for both spiritual visits and nature getaways.
Space
Both villas offer spacious and thoughtfully designed layouts with open areas, large windows, and plenty of natural light, ensuring a comfortable and relaxing stay.
Bedrooms
- Villa A (4BHK): 4 well-appointed bedrooms with attached bathrooms, accommodating up to 12 guests, with 2 additional floor mattresses available.
- Villa B (3BHK): 3 well-appointed bedrooms with attached bathrooms, accommodating up to 8 guests, with 2 additional rollaway beds available.
Living Room & Dining Area
Each villa features a cozy and stylish common area with comfortable seating, perfect for gatherings. The dining spaces are ideal for shared meals and quality time.
Kitchen
Both villas include fully equipped kitchens with essential appliances and cookware. Each villa has 1 induction cooktop available for self-cooking.
Please note that LPG is not available.
Kitchen Usage
The kitchen is available for use at an additional charge of INR 2,000 per day. This fee applies to any use of the kitchen, including the gas stove. Groceries and other consumables will be charged separately on an actuals basis.

House Rules
BlueKite House Rules
- We welcome families, couples and mixed groups, we are unable to accommodate gentlemen-only groups, weddings and parties.
- There may be other guests in the same estate so please respect other guests and refrain from disturbing them. Ensure compliance with all house rules. Failure to do so may result in the cancellation of your booking without refund
- We collect a security deposit amount of Rs.20,000 at the time of check-in via gpay. Any damages to the property or missing items would have to be deducted from the security deposit amount.
- Drugs are strictly prohibited on the premises & smoking is allowed only on the balconies and outdoor areas. A cleaning fee of Rs.10,000 will be charged per room if found smoking inside these homes to cover costs of deodorising drapes and upholstery.
- Please provide accurate details about guests staying at the time of booking and in the check-in form (number of people, composition of the group) as we would not be able to give access to guests who are not part of the reservation (we have a strict “no visitor” policy).
- Loud music & parties are not allowed post 10 pm.
- Access to the common clubhouse, which includes a library, lounge area with BBQ facilities on the ground level, and a pool table, games, bar area on the first floor, requires climbing steps from both villas. The clubhouse is only accessible between 7 am and 9 pm
- Please be aware that CCTV cameras are installed inside the clubhouse, at all entrances, and in common areas for safety and security purposes
Cancellation Policy
Cancellation Policy applicable on Standard Dates:
0-7 Days Before Check-In: No refund or credit note issued
8-15 Days Before Check-In: 50% refund (subject to a processing fee) or a 70% credit note
16-30 Days Before Check-In: 80% refund (subject to a processing fee) or a 100% credit note
Beyond 30 Days Before Check-In: Full refund (subject to a processing fee)
Note: A 5% processing fee will be deducted from all refunds and refunds will take up to 15 working days.
Cancellation Policy applicable on Peak Dates bookings: (This policy covers any booking which contains at least 1 peak day from the peak dates list given at the end)
0-30 Days Before Check-In: No refunds or credit notes issued.
Credit Note Terms:
1. The credit note must be used to Stay within 6 months from the date of cancellation of the original booking
2. The credit note must be used to pay for the property and against the booking value and not additional services.
3. To redeem/transfer the credit note, please email Reservations@thebluekite.com along with details. Any difference in the amount must be pre-paid to confirm the new booking.
4. No Discounts will be applied when using the credit note and the new booking will be non-refundable and cannot be amended.

- Gandhi Jayanti: 2nd – 4th October 2026
- Diwali: 6th –9th November 2026
- Christmas and New Year: 24nd December 2026 – 3th January 2027
