Early check-in or late check-out is subject to availability and may incur additional charges.
2. Security Deposit (SD)
A refundable security deposit of IDR 15,000,000 is required upon arrival.
This deposit will be returned in full upon check-out, provided there are no damages to the property or its contents.
3. Guest Access & Visitors
Registered Guests Only: To maintain the privacy and security of the villa, strictly no outsiders are permitted on the premises.
Outside Vendors: We do not allow external vendors (e.g., private chefs, massage therapists, or decorators) not pre-approved or booked through the Zeitaku Villas concierge.
4. Smoking Policy
Designated Areas: Smoking is permitted only in outdoor areas, specifically by the pool and on the balconies.
Indoor Policy: Smoking inside the villa (bedrooms, living area, or media room) is strictly prohibited.
Penalty: A deep-cleaning fee of IDR 20,000,000 will be charged if any evidence of smoking is found inside the villa.
5. Events & Gatherings
No Events: Villa B3BHKZV203 is a private residence intended for relaxation. Parties, weddings, or large social gatherings are strictly prohibited.
Noise Levels: Please be mindful of our neighbors; loud music and noise must be kept to a minimum after 10:00 PM.
6. Care for the Property
Please treat the villa with the same respect as your own home. Any significant breakages or missing items will be deducted from the security deposit at replacement value.
By confirming your reservation at Villa B3BHKZV203 , you agree to the following strictly non-refundable terms:
1. Payment Commitment
Total Booking Value: Full payment is required at the time of booking or according to the specific payment schedule outlined in your reservation.
Non-Refundable Status: Once a booking is confirmed and payment is processed, the reservation is considered 100% non-refundable.
2. Cancellations & No-Shows
No Refunds: In the event of a cancellation, regardless of the reason (including medical emergencies, flight disruptions, or personal circumstances), no refunds or credits will be issued.
No-Show Policy: If a guest fails to arrive at the villa on the scheduled check-in date without prior notice, the entire booking will be canceled without a refund.
3. Modifications & Date Changes
Strict Schedule: Changes to stay dates or a reduction in the number of nights are not permitted under this policy.
Any request to change dates will be treated as a new booking and will be subject to current availability and pricing.
4. Travel Insurance Recommendation
To protect your investment, Zeitaku Villas strongly recommends that all guests purchase comprehensive travel insurance.
Your insurance should cover "Cancel for Any Reason" (CFAR) to provide protection against unforeseen events such as health issues, travel restrictions, or natural disasters.
5. Force Majeure
In the rare event that the villa becomes uninhabitable due to circumstances beyond our control (e.g., extreme weather or structural issues), Zeitaku Villas reserves the right to relocate the guest to a villa of equal or higher standard. If no alternative is available, a credit voucher for a future stay may be issued at the management's sole discretion.
