
This villa features at least one ground-floor bedroom ensuring comfort for all guests.
To ensure a comfortable and safe stay for everyone, we kindly ask that you observe the following house rules.
1. Guest Registration & Access
Identification: A valid government-issued photo ID is mandatory for every guest and must be presented at the time of check-in.
Registered Guests Only: Access to the villa is strictly reserved for guests listed on the booking confirmation. No outside visitors are permitted on the premises.
Booking Integrity: Please ensure the guest count and group composition provided during booking are accurate. We cannot grant access to individuals who were not part of the original reservation.
2. Peace & Conduct
Quiet Hours: To respect our neighbors and the serene environment, loud music must end by 10:00 PM.
No Parties: We have a strict no-party policy. The villa is intended for residential stays and peaceful gatherings only.
Illegal Substances: The use or possession of illegal drugs is strictly prohibited on the property.
3. Smoking Policy
Outdoor Only: Smoking is permitted only in designated outdoor areas (balconies and lawns).
Indoor Fine: A cleaning fee of INR 10,000 will be charged if smoking occurs inside the villa to cover deodorizing and cleaning costs.
4. Security Deposit
A refundable security deposit is required upon check-in to cover potential damages or missing items.
Short Stays: INR 10,000
Long Stays: INR 20,000
Note: This amount is fully refundable at check-out, subject to a property inspection.
5. Pet Policy & Guidelines
We are thrilled to welcome your furry friends at Zeitaku Villa! To ensure a hygienic and safe experience for all future guests, the following rules apply:
Pet Security Deposit: An additional refundable deposit of INR 10,000 per pet is required to cover any potential damages.
Capacity: We allow a maximum of 2 pets per villa.
Restricted Areas: For hygiene reasons, pets are strictly prohibited from entering the pool. Please keep them off-leash only in private areas; they must be leashed on common grounds.
Pet Essentials: Please bring your own pet bedding, towels, and toys. Pets are not permitted on villa furniture or beds.
Hygiene & Cleaning:
Owners are responsible for cleaning up all pet waste immediately.
Please ensure your pet's paws and fur are cleaned/dried before they re-enter the villa from the outdoors.
Supervision: Pets must not be left unattended. Please supervise them closely outdoors, especially at night, to avoid wildlife or other hazards.
1. Standard Cancellation Policy
This policy is applicable to bookings made during non-peak dates. The refund or credit note eligibility is based on how far in advance the cancellation is made:
More than 30 Days Before Check-In: You are eligible for a 100% Refund.
16 to 30 Days Before Check-In: You may choose an 80% Refund OR a 100% Value Credit Note.
8 to 15 Days Before Check-In: You may choose a 50% Refund OR a 70% Value Credit Note.
0 to 7 Days Before Check-In: No refund and no credit note will be issued.
2. Peak Season Policy
This policy is applicable to any booking that includes at least one (1) date from the list of peak dates below.
Due to high demand during holidays and festivals, stricter cancellation terms apply:
0 – 30 Days Before Check-In: No refunds and no credit notes will be issued.
Cancellations made more than 30 days prior will follow the standard policy unless otherwise specified. Upcoming Peak Dates (2025 - 2026): Christmas & New Year: Dec 22, 2025 – Jan 7, 2026
Republic Day Weekend: Jan 24 – Jan 26, 2026
Holi: Mar 4, 2026

3. Credit Note Guidelines
If you choose a credit note instead of a refund (where applicable), the following terms apply:
Validity: Must be used for a stay within 6 months of the original booking cancellation date.
Usage: Valid strictly for property booking value. It cannot be used for additional services (e.g., meals, transport, concierge).
Redemption: To redeem or transfer your credit note, please email us at reservations@zeitakuvilla.com with your details.
Booking Value: If the new booking exceeds the credit note value, the difference must be prepaid, meaning you will need to pay the additional amount upfront.
Restrictions:
No further discounts can be applied when using a credit note.
The new booking made via credit note is non-refundable and non-amendable.
4. Non-Refundable Rate (Special Offer)
Eligibility: Must book at least 15 days in advance (non-peak dates only).
Terms: This rate overrides the standard policy.
The booking becomes 100% non-cancelable and non-amendable.
No refunds or credit notes will be issued under any circumstances.
The discount cannot be applied retroactively after a booking is confirmed.
Important Refund Notes:
Processing Fee: A 5% processing fee will be deducted from all monetary refunds.
